When I talk to buyers, one of the most common things I hear is:

“We’re just going to wait and see what happens with interest rates.”

📈 Prices in the East Valley are still creeping up, especially in high-demand pockets of Mesa, Gilbert, and Queen Creek. Even if rates drop, the home you love today might not be within reach later.

💸 Rent isn’t getting any cheaper either. If you’re waiting it out in a rental, that money’s going toward your landlord’s equity. That $2,300/month could be building your net worth instead.

📉 Lower rates mean more competition. Everyone’s waiting. So when rates dip, buyers flood the market, homes get multiple offers again, and sellers become less negotiable. Spoiler: You’ll likely pay more.

🐶 One of my clients, a couple with two German Shepherds, were in this exact situation. They waited six months, hoping rates would dip. When they came back to the market, the home they loved had gone up $30,000... and the builder was no longer offering a rate buydown.

We found them a great home eventually, but they had fewer options and a slightly higher payment than if they’d acted sooner.
