Are Rates Too High to Buy Right Now? Let’s Talk About It

I’ve heard it more than once lately:
“We’d love to buy a house, but interest rates are just too high right now.”

Trust me, I get it. Nobody wants to feel like they’re overpaying, especially when you’re thinking about buying your first home, or upgrading from a place that’s starting to feel a little too tight for you and the dogs. But here’s what I’ve been sharing with my clients this week:

Yes, interest rates are higher than they were a few years ago, but they’re not the whole story.

In fact, in Mesa, Gilbert, and Queen Creek, many builders are offering incentives to buy down your rate, some into the 4s. (Yes, the fours! Cue Chandler’s “Could it be any lower?” voice.)

And because we’re seeing longer days on market for both resale and new construction homes, you have more room to negotiate. More homes are sitting, and sellers (and builders) are more willing to make a deal, whether that’s covering your closing costs, throwing in upgrades, or reducing the price.

I recently helped a couple land a gorgeous new build with a rate buydown, upgraded flooring, and a credit toward their closing costs, all because they were willing to explore their options instead of waiting it out.

👉 So here’s the real question: What’s the cost of waiting? If prices or rates go up (and they’ve done both over the last decade), you’re potentially pricing yourself out of the lifestyle you want today.
